Century Yard Phase II is an extension of the award winning Phase I works of 7 new houses designed by A J Browne & Company. It is located 200m from the junction of London Road and Dartmouth Road. London Road is part of the South Circular traffic route. Forest Hill railway station is immediately adjacent to the junction.
The site is located at the rear of a four storey block of flats, fronting onto Dartmouth Road, which were constructed in the 1960's. The block has retail accommodation at ground floor and is part of a terrace of 19th Century four storey buildings with shops at ground level and residential accommodation over. The terrace is part of the main shopping centre for the area and at the heart of the Forest Hill Conservation Area.
Behind the sloping site are the landscaped grounds for two residential tower blocks.
Century Yard extension will be a continuation of Century Yard, an award winning new development of seven two storey town houses and with a new gated access from Dartmouth Road. The extension site is currently derelict, occupied by the food processing rear extension of the disused supermarket retail unit. The site also contains hard for standing access and deliveries. It is not part of any demised premises available to the public.
The proposed uses for the extension site are seven two storey terraced town houses and three artist's studios with B1 usage. These latter have basement workshops with storage and two bedroom residential accommodation above.
A new space will be created with a strong sense of communal ownership. This will be achieved by extending the existing gated Century Yard, but varying the rhythm of the terrace of new houses and introducing extensive communal planting to the space enclosed by the new buildings.
The houses will be set back from the line of the existing terrace in order to avoid an excessive sense of enclosure, but the continuity with the terrace will be maintained by balconies on the front elevation which continue the building line and echo the facades of the existing houses. The balconies have boarding to their sides to avoid overlooking issues.
The end of the mews will be terminated with new tree planting.
